Home construction:

The home was completed in December of 1999.

All exterior walls are 2 x 6 on 16 inch centers.

All exterior walls are insulated using wet-blown cellulose process, far superior to usual fiberglass batting. Attic is R38, crawl space and between floors is R19.

All windows are dual pane, low-e, bronze tint.

Floors are tongue and groove plywood, not OSB. First floor 1 1/8" thick, second floor 3/4".

Interior walls around bedrooms are insulated for sound proofing.

All plumbing is heavy gauge copper pipe.

1/2 " sheetrock throughout

Roof  sheathing is 5/8 OSB instead of 1/2" then covered with 90 lb rolled mineral roofing prior to tiling. Much better construction than the usual 40 lb tar paper.

 

Utilities and taxes:

APS is the electric provider. Currently on the equalizer plan which is an average monthly cost of $138

Brooke utilities/ Tonto Basin Water Company provides the water. Monthly charges run from $29 to $115 depending on the season.

There is propane to the home.

Annual property taxes are $2500
